How does ListInTexas.com’s Flat Fee Listing service work?
Listing on the MLS with ListInTexas.com for a flat fee is the exact same thing as listing with a traditional commissioned Listing Agent. You are just paying a much lower flat fee instead of a commission to get the exact same MLS listing and Agent services. With ListInTexas.com, we are your Listing Agency and your Broker. All of our Sellers are assigned a personal Agent who will work directly with you every step of the way to getting your house SOLD. Unlike most flat fee service providers, ListInTexas.com is not a referral service, and most importantly, we offer our Sellers full agent representation. Just like a traditional full service commissioned broker, ListInTexas.com will help you determine your listing price, list your home on the MLS, schedule showings, handle negotiations, and write and present contracts on your behalf. We just offer our services for a low flat fee.
What is the MLS (Multiple Listing Service)?
A multiple listing service (MLS) is a database established by cooperating real estate brokers to provide information about properties for sale in a designated market area. An MLS allows brokers to see other listings of properties for sale with the goal of connecting sellers with buyers. If you want to sell your house, the MLS is the place to be.
The MLS can only be accessed by licensed agents and brokers who pay annual and quarterly fees for membership. Property listings on the MLS are usually made available to the public on public real estate websites including Zillow, Trulia, and REALTOR.com. More detailed information such as commissions being offered and showing instructions is only available to other REALTORS®through the MLS.
ListInTexas.com is a member of most major MLS markets in Texas. When we list your house, we use the same local REALTOR® MLS that a commissioned Agent would use, but for a much lower fee. Here is a full list of all the MLS areas that ListInTexas.com services.
How much can I potentially save in commission costs?
ListInTexas.com offers flat fee listing plans starting at $999. Traditional real estate agencies charge a selling commission that is usually 3% of the total sales price. A house that sells for $250,000 would typically cost the Seller $7,500 in listing commissions alone, but with ListInTexas.com, selling that same house would only cost $999.

Is ListInTexas.com a For Sale By Owner (FSBO) site?
No, ListInTexas.com is not a For Sale by Owner (FSBO) site, but ListInTexas.com is an excellent choice for FSBO sellers who want to work with Buyer’s Agents. ListInTexas.com is a real estate brokerage agency. You will receive full representation and will be offered full broker support when you list with us. ListInTexas.com provides real estate advice from our experienced brokerage every step of the way and uses advanced listing technology to streamline the process of listing your property. ListInTexas.com lists your house on the MLS to connect you with Buyers Agents who can then view your property for offer consideration. When you list on the MLS you are no longer considered FSBO since you must be represented by a licensed real estate broker to list on the MLS.
Can I still sell my home "For Sale By Owner" while it is listed on the MLS?
Yes. ListInTexas.com does not take away your right to sell your house yourself. If you find a buyer without an Agent on your own, you are not obligated to pay a Buyer's Agent commission. At ListInTexas.com, our service provides Sellers with a way to connect with Buyer's Agents and their Clients through the MLS.
Is ListInTexas.com a 3rd party Agent referral Service?
No., ListInTexas.com is not a referral service. We are a Real Estate Agency based in San Antonio, but servicing most major markets in Texas. ListInTexas.com has a Broker and our own Agents who offer our Clients direct and Full Representation. Your ListInTexas.com Agent will advise you every step of the way to getting your house SOLD.
How Long does it take to get listed?
With ListInTexas.com, your listing will be live on your local MLS within 1-2 business days after we receive paperwork & photos. Your Lockbox and ListInTexas.com Yard Sign are shipped via UPS next business day after we receive your order.
Will I have a Listing Agent or am I listing my house myself?
Since, only a licensed REALTOR® who is member of both the National Association of REALTORS® and your local MLS can list on the MLS, you are not listing your own property. At ListInTexas.com, we are your Listing Agency and you will have a ListInTexas.com Agent assigned to you to guide every step of the way to getting your house SOLD.

Will other Agents show my house?
Yes, agents love to show ListInTexas.com listings just as much as they like to show traditional MLS listings. With ListInTexas.com, you are not listing in a different way. You are just paying a different way. ListInTexas.com charges a flat fee to be your listing agent rather than the usual 3% listing commission. Other agents are not concerned as to how much Sellers pay to list, their only concern is their own pay if they bring you a Buyer. ListInTexas.com always recommends that you offer a Buyer’s Agent commission usually 3%. Only the buyer’s agent commission is listed on the MLS. How much you pay ListInTexas.com is not listed on the MLS.
What is a Buyer's Agent Commission and how much should I offer?
The Buyer's Agent Commission is the amount you are willing to pay a real estate agent that brings you a willing and able buyer . This amount is determined by you at the time your Listing Agreement is signed and is paid to the Buyer's Agent at closing. Due to strict MLS guidelines your Buyer's Agent commission must be determined in advance to your listing going active. This amount should be competitive with other listings in your area if you want buyer's agent's to show your property. On MLS a buyer's agent is made aware of what a seller is willing to pay. If they assume you're not paying a buyer's agent commission, they will most likely not be as willing to show your home. These commissions typically range between 2% - 3% of the selling price. We suggest offering at least 2% commission to a buyer's agent. MLS requires the commission stated on the MLS to be paid regardless of negotiated final sales price. Our listing agreement must clearly state what you as the seller are willing to pay if a buyer's agent brings you a willing and able buyer upon closing.
There is a contractual relationship established between the listing agent and all other Realtors who belong to that local MLS. When a real estate agent first joins the MLS, a contract is signed that obligates the agent to pay the commission stated in their listings to any other agent who belongs to that MLS and produces a buyer who closes on the transaction. The Realtor is NOT obligated to pay any commission to a Realtor who does NOT belong to that MLS. This contract is completely separate from any contract an agent has with their client.
Each side typically receives 3% of the final sales price of the property.
Although each MLS may have its own procedures, they typically follow the rules set out by the National Association of Realtors (NAR). The rules stipulate that the listing must show the commission earned for the seller, which gets shared with the other realtor or broker who introduces the buyer.
What if I have a question during the listing period or want to change some information in the listing?
Since ListInTexas.com offers our Sellers Full Agent representation and brokerage services, we are available to answer all your questions. If you want to make a change to your listing (i.e. price, description, etc.) simply let your ListInTexas.com Agent know and your listing will be updated by next business day. Your ListInTexas.com Agent is there to advise you every step of the way to getting your house SOLD.
How do I receive my yard sign and keybox?
Once you have placed your order, your ListInTexas.com Agent will call you to verify your information (property address, shipping address, contact info, etc.). Once we have completed this call, your ListInTexas.com Agent will send out your keybox and yard sign. ListInTexas.com ships with UPS and you will receive your order within 1-3 business days depending on your location. Once your house is SOLD, all you need to do is put the keybox back in the box we shipped it in, add the label, and drop it off at the nearest UPS drop off location. ListInTexas.com pays your return shipping.
