The Comparative Market Analysis may be the best tool in determining a competitive and correct listing price and is based on your current local market. Your ListInTexas.com Agent will provide you with an analysis of similar, comparable properties to yours that have recently sold in the vicinity. A CMA uses many of the same criteria, techniques and methods that an appraiser would use to arrive at a reasonable valuation for the property, but it is not an official appraisal.
The Comparable Sales Analysis uses the sales prices of similar homes that have SOLD in your area and divides them by their square footage. The result yields the cost per square foot based on the homes in the sales comparison analysis. Some of the criteria that your ListInTexas.com Agent will use to determine the SCA include location, recently sold listings, features, age, condition, and average price per square foot.
The Seller’s Property Report is a comprehensive look at your individual property. The Seller’s Property Report generated by your ListInTexas.com Agent will include detailed property information, historical listing photos, local market statistics, listing activity, foreclosure activity, neighborhood demographics and more. This report also shows the condition of the local market, presents comparable properties for side-by-side comparison, recommends a pricing strategy and shows estimated seller proceeds.
